There was an apartment in the attic, but no HVAC.

It surprised me when I was going through our soon-to-be new home.

There was a small apartment in the attic that had its own entrance, but no HVAC.

I was sure it was going to be extremely hot up there in the summer, and cold in the winter. There was no insulation in the walls or the ceiling. My daughter was eighteen and still lived at home, and we thought it would give her some privacy, but still give her family if she needed anything. The first thing we planned to do when we took possession of the house, was install insulation in the attic apartment, and add an HVAC system. We talked to the HVAC company about expanding the ductwork for the main HVAC system, but he said that would take away from the heating and air conditioning in the main part of the house. He then suggested we try a mini split HVAC system in the attic. It was a small enough area that we would only need one unit. It would heat and cool the entire upstairs, and it would only take a small HVAC/light kits for the bathroom. She loved knowing she had a bedroom, bathroom, and small sitting area, plus a private entrance. She offered to help us pay for the HVAC system as long as we didn’t interfere if she had company. The least we could do was give her privacy, but we told her there would be no overnight male guests. She rolled her eyes then smiled and said there may be no help with the HVAC system. I was hoping she was kidding.
